For concrete floors and sand and cement screeds in commercial environments, coating systems must balance durability, aesthetics and practical installation constraints. Commercial floor paints for concrete floors are specified across retail units, schools, healthcare facilities and back-of-house areas where controlled abrasion resistance and maintainable finishes are required.

The EVEREST Everflor commercial range incorporates water-based epoxy, solvent-free epoxy, polyurethane and acrylic technologies. This gateway collection supports specification from light refurbishment projects through to heavier duty commercial applications requiring increased chemical and wear resistance.

Acrylic and water-based epoxy systems are typically selected for lower odour installation and moderate traffic conditions. Solvent-free epoxy and polyurethane systems provide higher build, more chemically resistant films suited to heavier commercial loading and longer service intervals.

Suitable Substrates & Surface Preparation

Concrete substrates must be structurally sound, dry and free from laitance, contamination and curing residues. Mechanical preparation such as grinding or light shot blasting is recommended to ensure reliable adhesion, particularly for epoxy and polyurethane systems.

Sand and cement screeds must be fully cured and firmly bonded. Weak or friable screeds should be repaired prior to coating. Surface contamination from oils, cleaning agents or previous treatments must be removed to prevent adhesion failure.

Previously painted floors may be overcoated where the existing coating is sound and well adhered. Abrasion to create a mechanical key and thorough cleaning are required. Incompatible or failing coatings should be removed.

Moisture assessment is critical before applying impermeable solvent-free epoxy or polyurethane systems. Where rising damp is present, a compatible epoxy damp proof membrane should form part of the system build.

Performance Characteristics & Limitations

Acrylic commercial floor paints provide ease of application and suitability for light duty areas such as corridors, light storage rooms and low traffic retail spaces. They offer moderate abrasion resistance but are not designed for sustained pallet truck or heavy trolley movement.

Water-based epoxy systems deliver improved abrasion and stain resistance with lower odour during installation, making them suitable for schools, healthcare environments and occupied commercial buildings. Film build is generally lower than solvent-free epoxy systems.

Solvent-free epoxy coatings create high build, dense films offering enhanced resistance to oils, cleaning chemicals and mechanical wear. They are appropriate for workshops, service corridors and stock areas subject to regular traffic.

Polyurethane systems provide strong abrasion resistance and improved flexibility compared to standard epoxies. They can be advantageous in areas with minor substrate movement or where additional surface toughness is required.

Across all systems, performance is dependent on correct preparation and adherence to mixing ratios and overcoating windows for two pack materials. These coatings are not suitable for flexible substrates or surfaces contaminated with persistent oil ingress without prior remediation.

Internal vs External Considerations

Internally, low odour and cure profile are often key specification factors. Water-based epoxy and selected polyurethane systems are frequently used in occupied buildings where ventilation is limited. Temperature and humidity must be controlled to ensure predictable cure and intercoat adhesion.

Externally, UV exposure and moisture cycling become more significant. Acrylic and polyurethane technologies generally provide better UV stability than standard epoxies, which may exhibit surface chalking over time when exposed to sunlight.

Slip resistance should be considered in public access areas. Anti-slip aggregates can be incorporated where required to meet safety expectations in wet or high footfall environments.
